DEPARTMENT/SECTION: Real Estate OperationsJOB RESPONSIBILITIES:
- Supervising property acquisitions, sales, rentals, and development processes.
- Monitoring and managing the financial aspects of real estate, including income, expenses, and payment collection.
- Assessing rental rates and negotiating lease agreements effectively.
- Approving expenditures for maintenance, repairs, equipment, and supplies.
- Negotiating contracts with vendors, suppliers, and contractors to ensure cost-effective services.
- Providing oversight to maintenance staff, cleaning crews, contractors, and groundskeepers.
- Keeping stakeholders informed about tax matters, occupancy rates, and lease expiration dates.
- Resolving concerns and grievances raised by residents and tenants promptly.
- Preparing accurate and comprehensive financial statements and records.
- Regularly reporting to real estate owners and investors on performance and progress.
- Must speak and writefluent Thai
- Possession of a Bachelor's degree in real estate, finance, business administration, or project management.
- A minimum of 15 years of extensive experience in project management, real estate, or a similar field.
- Proficiency in managing property transactions, including purchases, sales, rentals, and development.
- Proven track record in overseeing financial matters, contract negotiations, and rental rate determinations.
- In-depth knowledge of relevant property laws, tax regulations, and financial statement analysis.
- Familiarity with property maintenance practices and vendor/supplier procurement processes.
- Strong problem-solving skills and the ability to handle resident and tenant concerns while effectively managing staff and contractors.
- Advanced capability in providing regular updates and communicating with property owners and investors.
- Exceptional leadership abilities and outstanding communication skills.
